Traditional Timber Frame Shell

 

Timber Frame Shell packages include a complete selection of pre-cut post and beam timbers, oak pegs for all joinery, and a set of high quality, German-engineered, hardware necessary for complete construction.  Pricing starts at $45.00 per square foot when using local, White Pine timbers.  Porch additions are calculated at $42.00 per square foot.  Other species of timbers are available, such as Douglas Fir, and engineered laminated timbers for an additional price.


Each Shell package installation is attended by a factory-certified supervisor to direct the raising of the timber frame according to the highest standards.  This insures quality and helps keep our pricing affordable.  The price per square foot quoted above does not include delivery or installation.  Delivery is billed at $2.00 per mile from Black Mountain, NC.  Each installation will be individually priced, but typically runs $11.00 per sq. ft. of main living area and $7.00 per sq. ft. for porch areas.

 
Hybrid Timber Frame Shell

Hybrid Timber Frame Shell packages are cost-effective alternatives to a Traditional Timber Frames.  Included in the package are 2" x 6" pre-cut wall components with all window and door areas frame cut and ready for ease of assembly.      Optional tongue and groove decking is available along with rigid insulation for the roof.  These options can be purchased locally too. 

 

As with the Traditional Timber Frame installation, a factory-certified supervisor will direct the raising of the hybrid timber frame home. The price per square foot quoted above does not include delivery or installation.  Each installation will be individually priced, but typically runs $11.00 per sq. ft. of main living area and $7.00 per sq. ft. for porch areas.

 

How much does it cost to build a house?

​​There are so many variables in projecting the exact cost of a home without extensively evaluating the site and the circumstances unique to each project.  With that said, we can give you a ballpark after we have completed our initial design consultation.
